CHALLENGES FACED BY HOMEOWNERS DURING CONSTRUCTION

We all had a bad experience or knew someone who had a bad experience during the construction of his house There have been cost overruns, quality issues, delays and ineffective communication with contractors or suppliers and much more. In everyone's life owning a home is one of the dreams they want to achieve in their lives and they have many ideas to use while building the way they dream. Dreaming is easy, but implementing it is stressful, if you do not know where to start and what the first step is to start. Building a home is not very easy for anyone even for a builder, because it involves a complicated process, and one wrong step can shorten the life of a building and we must be very careful to avoid these steps.

COMMON ISSUES FACED:

1. Identifying the right Contractor- Finding the right contractor for your project is not easy because everyone cannot understand your needs to make it work without difficulty. If you do not find the right person, you will have to deal with a lot of problems in order to get your job done.

The most common way in the cu is to look online or google the best contractors in your city but many of the contractors are not yet online yet. You can also ask your family and friends for referrals. Choosing the right contractor is the most important part of the project.

2. Design and Planning- Before consulting with an architect, one should
gather all his thoughts to get a brief overview of the project to build it
within budget limits. Finding a design for your needs becomes more
difficult when you do not have the right person to fully understand your
needs. You need to be very careful while planning as it leads to
dissatisfaction in the end if something is missed.
Different designers have different design styles and this means that it is
best to choose the best one design before completing the design of your
project.

3. Choosing the Right Material/ Vendor- One of the most important
challenges faced by homeowners is choosing the right items. When it
comes to building materials, you will find many options. This makes it
very difficult for homeowners to choose the right product. In that case,
consulting an engineer and choose the right building materials is difficult.
This is because building a house is just one investment. You need to make
sure you do your best.

Nowadays knowing the true price of an item is becoming difficult, as
every seller is selling it at different prices.
Finding the right vendor, dealing with him, buying material things,
managing payments, doing all these things yourself becomes difficult.

4. Approvals: Before construction can begin, a person must obtain all the
permit from the local authorities to avoid further disruption. While
building your house, you need to apply for approval of the plan because
without approval the construction would be considered as illegal and it
can be destroyed anytime by the development authority. Sometimes
getting project approvals is the most difficult task. You need to get it
approved by the Municipal Department, Electricity Department, Fire and
Safety Department, Etc.

5. Green Home: How green is your home or the materials used to build your home? There are ways in which you can reduce carbon substitutes and the pollution caused during construction and after construction by using natural factors during construction. You can plan to reduce electricity consumption, household water consumption by using a few design changes, and the use of renewable energy assets. Very little information is available with the architects and contractors about the existence of such items and therefore they do not give much of it during the home planning phase.

6. Project Scheduling: It refers to a logical arrangement of project work activities in order to ensure that the work is completed within the specified time limits. Due to inappropriate work scheduling the major project resources and equipments will be delivered to those activities of the project which do not require them to that extent. Hence it will lead to delay in the completion of project. Thus Scheduling is also a major factor in order to utilize the manpower and resources effectively.

7) Budget Management: It is important to plan the budget before starting
the construction work so that you have a clear idea about it and you can
assist your builder accordingly. Moreover you can plan according to your
budget so that your construction can be completed
within the available budget.

8. Hiring the right team: Before starting the construction you should be aware about what kind of experts you require for performing different kind of activities. Hiring the right people would make sure that even a single inch of your land will not be wasted.

CONCLUSION: Keeping it short, there are many challenges faced by the homeowners during constructing their homes. But once you are already aware of the above problems, you should be aware that you are tackling them well.
